We understand that moving house can be a stressful time, which is why we've crafted these helpful moving checklists to help streamline the process. Whether you're moving into a Dakota Property Management property or saying goodbye for now, these simple lists provide a blueprint for a successful move. Move-in Checklist

First Month's Rent & Security Deposit

We require a hold fee equal to one months rent within 24 hours of your application being accepted to hold the property.  This will become your security deposit once you move in.  We will email you a lease to review and sign electronically, if you would like to preview it, please look under "how to apply."   Your first month's rent, any remaining security deposit and $89 admin fee will be due before you can move into the property.  Your security deposit will be held as collateral throughout the duration of your lease.

Move-in Date & Inspection

We will schedule your official move-in date within the lease. If necessary, a move-in inspection will also be scheduled. We do our best to be present at your move-in to give you keys.  If we are not available, we will ensure you have access to the keys so you can move in the first day your lease begins.

Utilities

All utilities must be placed in your name. To prevent a potential outage, be sure to place accounts under your name as quickly as possible. We recommend calling the utility companies five days before taking occupancy.  Please email us your account numbers for our records.

Online Tenant Portal

We will email you a link to access your online portal.  This is the best way to pay rent and submit any maintenance requests. Please take the time to login and become familiar with the site.  A $1 convenience fee is charged per online payment.  You can still mail a check if you prefer, but plan ahead as it will need to arrive on time to avoid late penalties.

Move-In Condition Report

We will ensure the property is clean, take photos before you move in and do our inspection.  Please use this Move-in Condition Report to look through your home and return to us within one week.

Move-out Checklist

All good things must come to an end. While we're sad to see you go, this move-out checklist should prove useful as you prepare to leave your Dakota Property Management rental.

Notice of Intent to Vacate

If you wish to leave your residence, you'll need to refer to the terms outlined in your lease. Certain fees may apply if you choose to break your lease. Please be sure to provide written notification to us of your intent to vacate the premises, respecting the timeline in your lease.

Property Condition

You are responsible for returning your property to rent-ready condition. This includes addressing the following elements:

  • Rental Cleaning: Your unit must be thoroughly cleaned and sanitized. Please pay special attention to the kitchens and bathrooms, wiping countertops, inside and outside of cabinets, and appliances. You also need to vacuum.  Per your lease, we will help arrange carpets to be professionally steam cleaned by a Company with truck mounted steam cleaning equipment (please contact us if you would like to hire a company yourself).  All windows must be washed, light bulbs working and remove all refuse from the property. Any garbage left behind may result in an additional fee.
  • Landscaping and Outdoor Areas: You must return your outdoor living space to its original condition. Please ensure you've addressed all landscaping responsibilities, including mowing the lawn, weeding flowerbeds, and replacing old lightbulbs.
  • Repairs: Please be sure to address any damage that has occurred during your stay. This includes patching holes left from nails and screws, replacing lightbulbs, and painting, where necessary. If your residence has substantial damage, contact our offices for assistance.

Security Deposit

We will return your security deposit to you as quickly as possible, but can be up to 60 days, per your lease. Please note, any fees, back rent, and repair costs will be deducted from the security deposit.

Remember, you cannot use your deposit as your final month's rent. If you fail to pay rent for the last month of your stay, your delinquency will be reported to the appropriate credit bureaus. We may also pursue legal action for back rent owed.

Utilities

Please remember to call the utility companies 2-3 days before your lease end date and give them your move out date.
