Q: Can owners use their own maintenance vendors?
A: Yes—owners can opt to use their own vendors, manage repairs themselves, or use our preferred vendor network. Our management platform allows owner’s approval of maintenance requests


Services for Tenants

Q: What is included in the Resident Benefits Package?
A: Every lease includes this package: one late fee waived per year, utility-setup assistance, vendor referrals, credit reporting for on-time rent, lockbox move-in/move-out, a 24/7 maintenance hotline, and flexible rent-payment options (online, credit/debit, or check)


Application & Move-In/Out

Q: How do I apply to rent with Dakota?
A: Applications are submitted online through the rental search or portal section. Applicants must complete background and financial screening that we perform during the process

Q: How do move-in and move-out logistics work?
A: We provide lockbox access for flexible key pick-up and drop-off if you can’t coordinate within standard office hours


Maintenance & Support

Q: How is maintenance handled?
A: Tenants can submit repair requests online and we have a live 24/7 maintenance hotline for emergencies. Owners can be involved in vendor selection or use our recommended contractors
A: Yes—leases are typically one-year fixed terms (unless owner or tenant requests otherwise). We do not default to month-to-month; lease renewals are handled proactively
